Year after year, Viera ranks in the top 25 master-planned communities in the country with its clean and well-maintained feel. You’ll love the white sideways which are big enough for runners, bikers, and even golf carts, which are very popular in Viera. And you will see many kids and adults alike driving their golf carts around town.

My wife and I love taking our golf cart out for a ride, even if it’s just a little ride around the neighborhood in the evening. And if you need more dining and shopping options, The Avenue Viera is centrally located, offering restaurants and bars for every taste, tons of large shops and smaller boutiques.

One of my favorites is the World Market where you can find a wide variety of imported specialty foods from all over the world. And finally, there’s a movie theater to round things off. Currently being built is Borrows West, a 115-acre project featuring waterfront dining, retail, and entertainment venues. Viera has many great communities like Heritage Isle here, which offers a ton of amenities, including a resort-style pool with a spa, four tennis courts, four bocce courts, shuffleboard, volleyball, basketball courts, and a 21,000-square-foot clubhouse with a ballroom, a bistro, fitness center, aerobics studio, billiards, and much more.

Single family homes here start in the low 200s and range up to the mid 400s. Viera is also part of one of the best school districts in Melbourne, Florida with A-rated elementary, middle, and high schools. In general, single family homes in Viera currently average around 398,000, ranging from the upper 100s to about 1.5 million. Okay, our next area in Melbourne, Florida is Suntree, just South of Viera. This is another beautiful area of Melbourne, Florida built around the 36 holes of the Suntree Golf Club with one course designed by the world-renowned Arnold Palmer.

Suntree is also home to the Brevard Zoo, a 75-acre zoo with more than 900 animals. And while it’s not the biggest zoo, it has a lot going on, like giraffe feedings, a petting zoo with alpacas, and a kayak tour along the river, passing rhinos, giraffes, and Lemur Island. Located along the North Wickham Road, you’ll find plenty of restaurants. And Suntree is just minutes away from The Avenue Viera.

Suntree offers a wide variety of gated and open communities with a hometown atmosphere, with single family homes ranging from the upper 100s to about 1.5 million with an average sale price of 498,000. One of the most popular communities here is Baytree, a luxurious man-gated community comprised of 460 homes built around the Gary Player Signature Golf Course. While most homes have a private pool, the community offers a community pool, tennis court, a clubhouse, and access to the golf course. Just like the Viera, Suntree is part of an excellent school district in Melbourne, Florida with all A-rated schools from elementary to high school. Going a little further south in Melbourne, Florida, we’ll hit Pineda.

Just south of Suntree, Pineda is a residential-focused area with great communities like Grand Haven here, which is a beautiful community with prices ranging from the mid 200s to the mid 400s. While residential-focused, Pineda is located alongside Wickham Road, so you’ll find restaurants, fast food, and grocery shops nearby. And if you need more options, Pineda has an I-95 access and is just one exit away from Viera. Another popular neighborhood in Pineda is Windover Farms. featuring a farm-style clubhouse with a park area and barbecue, as well as tennis and basketball courts. Prices here range from the low 300s to the mid 500s with school districts averaging about an A- with A-rated elementary schools, DeLaura and Johnson Middle with A and B ratings, and Viera, Eau Gallie, and Satellite High with A, B, and A ratings.

And with that, we’re getting to the next area, which is Lake Washington. And it’s located southwest of Pineda. Lake Washington is a charming community in Melbourne, Florida, that that shares its name with the Lake it borders, which is Brevard County’s largest Lake with over 4,000 acres.

The lake is stocked with game fish, like bass and shell cracker. The overall feel of Lake Washington is that of a quiet town. And it’s the most rural area of Melbourne, Florida. However, just eight miles from Downtown, Lake Washington can be the perfect solution if you’re looking for a quiet place to live with lots of land, surrounded by nature, yet just 14 minutes from the Eau Gallie District, and about 20 minutes from the Downtown District of Melbourne, Florida and Viera.

With its lush native plant life, the beautiful lake, and astounding wildlife, Lake Washington is perfect if you want a quiet and natural place to call home that is just minutes from everything the Space Coast has to offer. Prices here range from the upper 100s to 1.5 million, but average at around 370,000. And schools in this area are overall B-rated. Now, next up is West Melbourne. Also, tennis and volleyball courts, a fenced playground, a stone fire pit, and outdoor movie-viewing area, and an 8,000-square-foot clubhouse with a fitness center. Now, homes in this community average around 360,000, which is a bit above the West Melbourne overall average of 300,000 with a price range of 123 to 540,000. The school rating for West Melbourne overall would be between A and B. And from here, we’re traveling east to the Eau Gallie District, which is the artsy part of town. Now, the central part of Eau Gallie features art galleries and art museum shops, restaurants, and bars.

One of our favorite places here is the Cottage Irish Pub, and finally the historic house museum and gardens. There are several homes located along the Eau Gallie River, which leads out to the Indian River and finally into the Atlantic. Located on the Eau Gallie River is the Ballard Park, which is great for picnics and features sport courts, a playground, and boat ramps. In the most northern part of Eau Gallie, you’ll find one of the largest public parks in Melbourne, Florida, which is Wickham Park.

This is a great 400-acre park offering lots of trails, swimming lakes, fishing lakes, and more. Now, the properties here sell quite a bit lower than the previous areas with an average of 198,000. The school district would overall be in the B range with Johnson and Hoover Middle Schools getting B and A ratings, and Eau Gallie High with a B rating. Now, let’s take a look at the beach side of Melbourne, Florida. So, here we have a part just north of Indialantic that is actually part of Melbourne.

And further south, we have the city of Melbourne Beach. Here, you’ll have the beach either in walking distance or just a couple of minutes away at one of the many public beach parks. Now, most of the homes in the beach side part of Melbourne are in the 400 to 600,000 range, but the overall average is around 650,000. With the city of Melbourne Beach, the average price is a bit higher at around 700,000. But in both areas, you can find homes starting in the low 300s.

Schools here are A-rated from elementary to high school. And now, back to the mainland of Melbourne, Florida, which is the central area of the Harbor City. Here, you can find Crane Creek and another harbor with dockside restaurants, yacht clubs, and waterfront condo buildings. Just west of the harbor is the historic Downtown District of Melbourne, Florida with lots of local boutiques, restaurants, and bars South of the Downtown District and Crane Creek, you’ll find most of the residential areas in this area. The price range here is very wide, ranging from 35,000 to 550,000, but the overall average is around 225,000.
